Is a Peak home right for us?
Who are your homes for?
People who want family close, or a simpler place of their own. Mum or Dad just across the garden, room for the grandkids to stay, downsizing without giving up a proper home, or a long-term rental. Tell us what you're planning and we'll suggest the one design that suits.
Is it a proper home, or a demountable?
A proper home. Every Peak home is built complete, with a full kitchen and bathroom, cabinetry, flooring and finishes, from Colorbond steel, Stratco, Midalia Steel and Askins insulated panels. It's built to the National Construction Code and the relevant Australian Standards, and engineered for your site.
Who will build it?
Our own team, in our Busselton factory, led by founders Ash and Aaron Plugg, qualified carpenters for more than 14 years. Meet them and watch a delivery.
Can we change the design or use our own plans?
Yes. We can adjust layouts and finishes and add decks, carports, skylights or cladding upgrades, and we can work from your own drawings or design from your brief. Three bedroom and custom homes are available on request.
What guarantees come with it?
When you buy a home from us, you automatically get the consumer guarantees under the Australian Consumer Law. Your quote and contract set out the details for your build.
What it costs
Do your prices include GST?
Yes. Every home price on our website includes GST. The + GST figure is shown underneath for anyone who needs it.
What's included in the price?
The complete home: complete kitchen, complete bathroom, cabinetry throughout, flooring, internal linings and finishes, and external cladding, windows and doors.
What costs extra?
Four things, so you can plan for them. Site works: on most blocks, transport, craning, earthworks and service connections come to roughly $20,000 to $40,000, depending on your site, access and distance from Busselton. Kitchen appliances and air conditioning, so you can choose your own. A deck or patio if you'd like one: $18,700 for a covered deck and $13,200 for a patio, including GST. And a registered builder's fees, if you use one. This is an early estimate only. Final costs depend on site access, soil and land conditions, BAL rating and service connections, and will be confirmed in a formal quote.
Will there be any surprises?
We set out what's included and what your site needs before you commit. Your formal quote lists the home, any options you choose and the site works for your block.
Do you have an ex-display home for sale?
Yes, one only: our ex-display Cape, with the covered deck and patio included, ready this December for $181,500 including GST. That's $19,800 less than the same package new. See the ex-display Cape.
Approvals and rules in WA
Do we need council approval?
You always need a building permit. In most Residential zones you don't need planning approval for a granny flat up to 70 m² that meets the R-Codes, including sitting behind the street setback. Rural zones follow your shire's own scheme, so check with your shire first.
What if our block is in a bushfire-prone area?
Your block needs a BAL (bushfire attack level) assessment, and your home is built to suit that rating. Tell us your BAL if you have it.
Can we rent it out, or use it for Airbnb?
Yes. Anyone can live in a granny flat: family, a friend or a tenant. Since 1 January 2025, every short-stay rental in WA must be on the state register, granny flats included, and some shires add their own rules.
Builders, finance and the pension
Do we need a builder?
Peak builds the home. The site works are managed one of two ways. As an owner-builder, usually the lowest cost: in WA you need owner-builder approval for work over $20,000, and it's for individuals who own the land, intend to live on it and have no immediate plan to rent or sell. Or a registered builder manages it, which lenders often require. As a working estimate, allow around 20% of the total cost (the home plus site works) for their fees.
Can we get a loan for a modular home?
Yes, many people do, but lending rules differ. Some banks have loans made for prefab and modular homes. CommBank's, for example, can release part of the loan while the home is built in the factory, and the rest once it's fixed to your land and connected. You can also pay from savings or from equity in a home you already own. Talk to your lender or broker early, before you sign anything.
Will it affect Mum or Dad's pension?
It can, so get advice first. If a parent pays to build a granny flat on your property in exchange for the right to live there, Centrelink treats it as a granny flat interest. Paying to build one on someone else's property generally isn't treated as a gift, but it can change how their assets are assessed, and moving out within five years can bring the gifting rules back in. Services Australia's free Financial Information Service or a financial adviser can work through it with you.
Delivery day and your block
How long does it take?
Ten weeks in our Busselton factory, from deposit to delivery. On the day, your home is craned into place in a morning, about half a day on your block. Travel to farther or remote blocks adds time.
How much disruption will there be at our place?
Much less than building on site. Your home is built in our factory, off your street, then craned in on the day. Before that, the footings or slab go in, and afterwards the services are connected. We'll talk you through the timing for your block.
What needs to happen on our block first?
We give you your site's requirements so the block is ready before delivery day. The footings or slab and the service connections are usually done separately, by your registered builder or, if you're an owner-builder, by the trades you engage.
What if our block is sloping, tight or hard to reach?
Usually it's fine. The footings are engineered for your site, and each design is sized for road transport and craning. We check access for the truck and crane before we quote. Steep, tight or remote blocks can add to the site cost.
Do you deliver to our area?
We deliver across Western Australia, including regional and remote areas. Tell us where your block is and we'll include it in your site estimate.
Seeing a home and next steps
Can we see one in person?
Yes, by booking only. Once we've quoted for your block, we'll send you a link to book a walk through our display home at 36 Fairlawn Rd, Busselton, where you can see the finishes and choose any upgrades.
We're just exploring. Is it OK to ask?
Of course. There's no cost to enquire and no pressure. Ask us anything, and we'll give you straight answers so you can decide in your own time.
How do we get started?
Send us a few details about your block. We'll call at the time you choose, then send the design that suits, its price and an early site estimate. When you're ready, we prepare a formal quote and invite you to our display home. Start here.
